Vital part of the process. Typically this takes a couple of hours to nut out a detailed brief and formulate a bespoke plan of action.

Property Search & Selection

We present to you properties within the brief for your consideration. We HUNT. You CHOOSE.

Due Diligence

Once desired property/ies have been identified we need to make sure prospect is viable and problem-free. This includes pest and building inspections, initial architect or surveyor requirements and council checks.

Negotiation or Auction Bidding

We work out the best strategy depending on vendor motivation, time on market, supply and demand, local market conditions and numerous other factors.

Settlement & Beyond

We look after the process up to settlement and beyond. Occasionally there can be a hiccup with the vendor or with the process, and we are there to the end.

1️⃣ What exactly does your Complete Property Buying Service include?

Our full service covers everything from an initial discovery call and tailored brief, to sourcing on-market, pre-market and off-market opportunities, expert due diligence, negotiation, and support through to settlement. We also coordinate inspections, legal and finance contacts — managing the entire purchase process on your behalf so you can stay focused on choosing the right property.

2️⃣ How is a buyer’s agent different from a regular real estate agent?

A buyer’s agent works exclusively for you — the buyer — and has no conflict of interest with the seller. A selling agent represents the vendor’s interests and is focused on achieving the highest sale price. In contrast, buyer’s agents find properties, negotiate the best price and terms for you, and handle every step of the process.

3️⃣ Do you only help with on-market listings? What about off-market properties?

Yes — we search on-market, pre-market and off-market (non-marketed) properties to give you the broadest possible choice. These non-market opportunities often don’t appear on public portals and can save time and competition.

4️⃣ How do your fees work, and what’s included?

For full service our fees typically range between 1–2% of the purchase price, depending on the level of service you require (full service vs negotiation-only). Once we agree on your budget and service level, we provide a transparent, written fee agreement — with no surprise costs. Don’t worry you’re not charged everything upfront. We have partial service options for those clients who want to participate in the process. Happy to explain during our initial consultation.

5️⃣ Can you help if I’ve already found a property I want to buy?

Absolutely. If you’ve already identified a property, we can still assist with independent valuation, due diligence, and negotiation on your behalf to ensure you’re paying a fair price and negotiating the best terms. Check out our Evaluate and Negotiate Service Option.

6️⃣ Do you assist buyers who are interstate or overseas?

Yes — we regularly help buyers who aren’t physically in Sydney. We can organise virtual inspections, detailed video walk-throughs, independent analysis and handle negotiations on your behalf.

7️⃣ How long does the property buying process usually take?

Every brief, client and property is different — but from briefing to purchase, timelines can vary based on market conditions, inspection availability, and property type. We work with your schedule to move as quickly or as strategically as needed. (Typically, we manage expectations up front during your strategy session.) Having said that, to date our quickest was 4 days and our longest has been 4 weeks from brief to purchase.

8️⃣ Will I deal directly with a Senior Property Buyer or an associate?

You will deal directly with a senior buyer’s agent throughout – either Valeria or Gayle — not junior staff. We guarantee high-touch, personalised service.

9️⃣ How many clients do you look after at any one time?

Our agents only take one one to two clients at any one time. Often we have a waiting list before we can take on another client. We need to make sure we can focus on each client and we also take care not to work with clients with a similar brief.
